Does Rover Realty Offer Property Management in Apache Junction?
he short answer is no.
Rover Realty does not provide property management, tenant placement, rent collection or lease administration in Apache Junction or elsewhere in the Phoenix area. We also do not handle commercial real estate transactions.
We help people buy and sell residential real estate. That includes primary homes, inherited properties, manufactured homes, acreage and residential investment properties.
Property management and residential sales both fall under the larger real estate umbrella, but they are very different jobs. Each one requires its own time, skills, systems and area of expertise.
I believe our clients are better served when each professional sticks to what they do best.
Why Don’t We Manage Rental Properties?
As a licensed real estate broker, I am qualified to handle property management. I am also a real estate investor who owns several rental properties.
Even so, I pay a professional property manager to manage my own rentals.
That may sound odd at first. Why would I pay someone else to do something I could legally do myself?
Because being able to do something does not always mean you should.
A property manager needs to screen tenants, collect rent, oversee repairs, conduct inspections, handle lease issues and stay current on landlord-tenant laws. A sales agent needs to study the housing market, prepare homes for sale, create strong marketing, negotiate contracts and guide transactions through closing.
Both jobs take time and focus.
Many property managers oversee a large number of homes. Residential sales can also demand attention at all hours. I do not believe it is wise to split our attention between two very different types of work.
Our clients hire us to market and sell their homes. I owe it to them to stay focused on that job.
A Property Manager Helps Create a Healthy Boundary
I firmly believe a professional property manager can create an important boundary between a landlord and a tenant.
Rental property is an investment, but it can become personal very quickly. Owners may struggle when tenants are late with rent, ask for repeated exceptions or disagree about repairs. Tenants may also feel uncomfortable contacting an owner directly about every problem.
A property manager serves as the middle person.
The manager can explain the lease, collect payments, coordinate maintenance and handle difficult conversations. That space can help protect the business relationship between the owner and tenant.
This is one of the main reasons I use a property manager for my own rental homes. I want an experienced professional handling the day-to-day relationship while I focus on my work and family.
How We Chose Our Property Management Referral Partner
Our relationship with our property management referral partner goes back many years.
Before Rover Realty, our family owned a landscaping company for about 10 years. We completed work for several property management companies, especially when tenants moved out and homes were being prepared for the next renter.
Some of those properties were in rough shape. At times, it looked as if the inside of the home had been emptied onto the front porch. We saw damage, poor upkeep and signs that problems had gone unnoticed for far too long.
One property manager stood out.
The homes he managed seemed to have fewer problems during tenant turnover. That caught my attention, so I got to know him and learned more about how he worked.
He took tenant screening seriously, completed regular property walk-throughs and kept clear communication with both owners and renters. His approach appeared to prevent many problems from getting out of hand.
Based on what we saw in the field, we decided he was someone we could trust with our own properties.
We have now used his services for more than 15 years. We have also referred many other rental owners to him during that time.
That relationship was not built from an online advertisement. It was built by watching how he cared for properties when he did not know anyone was evaluating his work.
What Rover Realty Can Do for Rental Property Owners
Although we do not manage rentals, we can help owners with the purchase or sale of a residential investment property.
For example, we can help if you:
- Want to buy a residential rental property
- Need to sell a vacant rental
- Plan to sell after a tenant moves out
- Are deciding whether to repair or sell the property as-is
- Inherited a home that is currently occupied by a tenant
- Need help preparing a former rental for the market
- Want to understand what buyers may expect when purchasing an investment property
Selling a rental can involve different questions than selling an owner-occupied home. The condition, lease status, timing, access and likely buyer pool can all affect the marketing plan.
That is where our experience belongs.
What We Refer to Other Specialists
We refer property management and commercial real estate needs to professionals who focus on those parts of the industry.
This includes:
- Ongoing property management
- Tenant screening and placement
- Rent collection
- Lease administration
- Rental inspections
- Tenant-related maintenance
- Commercial sales and leasing
- Commercial property management
We follow the same philosophy when referring other work. The person should have the experience, systems and time needed to handle that specific service.
Real estate is too broad for one person to be the best choice for every job.
