If you’re moving to Arizona from another state, our inspection process might surprise you. I recently spoke with buyers from Chicago who asked when they could see the seller’s pre-listing inspection report. They were shocked when I told them that in Arizona… we don’t do those.

Here’s how it really works in our state.

Buyers Choose Their Own Inspections .

In Arizona, the buyer decides what inspections they want after their offer is accepted.
Home inspection, roof, HVAC, pool, termites, foundation—whatever you want checked, you choose the professional and you pay for the service.

This gives you full control and helps you trust the results because you picked the inspector.

You Get 10 Days to Do All Your Inspections .

Once your offer is accepted, the clock starts. Buyers have 10 days to do any and all inspections they feel are important.
This is your chance to get the full picture of the home.

A big tip:
Don’t spread inspections out over time.

Get them all done in the 10-day window so you have everything you need when it’s time to make decisions.

You Only Get One Shot at Requesting Repairs .

When the inspection period ends, the buyer has one opportunity to ask the seller for repairs.

Because of that, it’s important to gather all the inspection reports before submitting your repair request. Once you send it, you can’t go back and add more items later. It’s better to be thorough upfront than wish you had checked one more thing.

The One Exception: Septic Systems .

Arizona has one special rule.
If a home has a septic system , the seller must pay for:

A septic inspection
A septic clean-out

This is a state requirement. Everything else? The buyer handles their own inspections.

Our desert climate is perfect for subterranean termites. The upside is that they’re easy to treat. Termites here aren’t a major crisis. They’re just a normal part of owning a home.

But what many people don’t realize is how termite issues actually work during a real estate sale — and how much bad information still floats around our industry.

A Real Example From This Week .

We’re helping a buyer using a VA loan. With VA financing, the rule is clear.
If there are termites, the home must be treated before closing.

What surprised me was the listing agent acting like the sellers treating termites was a big, unexpected favor. It’s not. In most Arizona home sales, buyers expect sellers to take care of termite treatment as part of the process. It’s normal, not extra.

How Termite Treatment Works in Arizona .

Arizona deals with subterranean termites, which live in the soil. That means:

Holes are drilled around the foundation
Product is injected into the soil
Holes are sealed
Treatment is filed with the state

There is no attic treatment for subterranean termites. There is no tenting. Treatment is simple and fast when you hire the right company.

The Warranty Follows the House .

Another common misunderstanding is who the warranty belongs to.
In Arizona:

All termite treatments must be registered with the Arizona Department of Agriculture, and the warranty follows the property, not the person.

It doesn’t matter whose name is on the receipt. What matters is correct state reporting.

What Is the Women’s Giving Circle?

It’s a group of women (18+) who commit to giving so we can fund high-impact projects through A New Leaf. Think of it as philanthropy with friends—simple, transparent, and local. The Circle is already past the halfway mark toward its first goal of 100+ members . Momentum is real.

First Up: Domestic Violence Shelters

One of the Circle’s first projects will support domestic violence shelters. If you know A New Leaf, you know this work changes lives—providing safety, counseling, and a path forward for survivors and their children.

The Scoop on Barney Farms

I’m keeping a close eye on an up-and-coming neighborhood near where I live — it’s Barney Farms in Queen Creek, just to the northwest of the Queen Creek and Signal Butte roads intersection.

If you haven’t heard about Barney Farms, here’s the scoop: Fulton Homes, Arizona’s largest family-owned and operated homebuilder, is bringing a wonderful, new community to Queen Creek. There is a lot of interest in Barney Farms, and its deep-water lake is probably the number one feature I get asked about!

New Construction in Queen Creek

If you’ve driven by the area, you know that Barney Farms is starting to pop up on the horizon. New model homes are being built, and Fulton Homes has released information about some of the floor plans that buyers can choose from in this all-single-story community.

Fulton Homes is offering 16 floor plans, with each offering a loft option (still a single story but with a deeper pitch to the roofline).

Barney Farms’ New Neighborhood Amenities

In addition to this master-planned community’s lake, Barney Farms will include a large pool and an aquatic center, a clubhouse and several sports courts (sand volleyball, pickleball, bocce courts, etc.), along with zip lines, play spaces, parks and open green spaces.

Information about Barney Farms’ home pricing is becoming available, and the Meadows (one of the first two phases to be built) will start at $360k.

Because Barney Farms has created so much buzz, it’s safe to say that lot premiums will be high — especially for buyers who want a gem of a lot near the lake or one with views of the Superstition Mountains.

Manmade Lake and Scenic Bridge

The lake area, which you can see taking form right now, will be perfect for small boats. The area includes a lovely bridge that is sure to be a popular gathering spot (and great for taking selfies) for the neighborhood. Did I mention that kayaks and stand-up paddleboards will be welcome, too? A lake in the dessert will surely thrill area water-lovers!

Barney Farms is in close proximity to a new elementary school, a gorgeous (because it is quite attractive!) fire station and just down the road from Queen Creek’s largest shopping center. And being near the highway, Barney Farms’ location will please its residents who need to travel outside of Queen Creek for work and other activities throughout the Phoenix metro area.

Yes, Barney Farms is sure to be the primo new community for years to come.
